What’s the difference between the Guaranteed Return Investment and a traditional off plan purchase?

There are two primary differences between the Guaranteed Return Investment product offered on this development, and a traditional off plan purchase:

1) Investors are not buying a property; instead they are investing in the development to the equivalent value of one or more properties, and then taking back their investment, plus 50% profit, when the development is complete: so this is an investment product, not a property purchase.

2) The return is guaranteed; instead of a traditional off plan investment, in which return is dependent on the capital growth of the property purchased, the Guaranteed Return Investment offers a simple and pre-defined return: 50% profit, guaranteed.

So for investors, the Off Plan Property World Guaranteed Return Investment product offers greater simplicity than a traditional off plan purchase, as well as a certain profit that does not depend on any market factors.

 How much is the minimum investment and what’s the most I can invest?

The investments available are all tied to individual properties within the development, to ensure a specific level of profitability for every investor. Each investment will be the equivalent of the 15% deposit on an individual apartment within the development. This means that the minimum investment is the value of the 15% deposit on the lowest value property within the Privilege Residential development.

The value of the properties may vary over the course of the investment phase of the project, with the lowest prices available at the beginning of the investment phase.

The maximum investment value is governed by the value of the complete development, with the theoretical maximum investment being the value of the 15% deposit for every unit remaining at the time of investment.

How can profit be guaranteed?

Unlike most property investment products, where the profits received by investors are tied to the capital growth of the development, Off Plan Property World has developed a unique product for the Privilege Residential development.

Because the development is being built to fit the needs of international businesses with new sites in the region, the final purchase of the properties has, in many cases, already been agreed. This means that there is no danger of demand falling and bringing value down with it. Off Plan Property World can, therefore, state a specific and fixed value for investors’ returns at this early stage.

 What if the housing market drops?

The Campo Grande region, west of Rio De Janeiro is, like many areas in Brazil, a strong and thriving market, with very little likelihood of a crash. However, from the Privilege Residential investor’s point of view, the housing market is irrelevant. Their investment return is guaranteed irrespective of the capital growth of the development, or even the resale of the apartments. So the housing market is unlikely to drop, and if it does, this will not affect investors.

 Is there really no risk?

Compared to a traditional property investment, or to many other property-based investment products, in which the value of the return is governed by the level of capital growth for the development, the risk is far lower, and the return far more certain with the Off Plan Property World Guaranteed Investment product. However, any investment will carry some degree of risk, such as “acts of God” or unforeseen international circumstances. We would always advise investors to consult an independent investment advisor before making a high value investment.

 What other projects are available utilising the Guaranteed Return Investment product?

Off Plan Property World currently have a number of other projects in earlier stages of development than the Privilege Residential project. These are also mainly based within Brazil’s attractive investment market, and some or all of these projects may be offered to investors using the Guaranteed Return Investment system.

 What if I want to purchase the property?

The Privilege Residential Guaranteed Return Investment product is a non-completion property investment. This is to say, investors do not have the option to complete purchase and take ownership of an individual property.

However, there may be a very limited number of apartments available for complete purchase. If an investor wishes to complete a purchase and take ownership of a property, they should speak to an Off Plan Property World investment consultant, and, depending on when the enquiry is made, it may be possible to satisfy this request.
